Major $5.5 Million Renovation Transforms Overbrook Neighborhood in Greenville

GREENVILLE, SC – Greenville’s Overbrook neighborhood has seen a major facelift with the completion of the $5.5 million renovation of Century Plaza Apartments. The 212-unit complex, previously known as The Ivy, underwent extensive renovations to preserve its affordable workforce housing. The project was funded by the Greenville Housing Fund, a local nonprofit organization dedicated to creating and preserving affordable housing options in the city.

The Greenville Housing Fund purchased Century Plaza Apartments for $31 million in January 2023, in what was their largest financial transaction to date. The complex offers mixed-income to market-rate housing, with approximately 75% of the units designated for renters earning 30% to 80% of the area’s median income.

Renovations at Century Plaza Apartments have focused on both the interior and exterior of the complex. Over half of the apartments have been completely renovated, with new flooring, fixtures, and appliances. The apartment buildings have also received new siding and windows, as well as updated landscaping.

In addition to the apartment renovations, the renovation project included improvements to the clubhouse, resident lounge, outdoor pool, and gym facilities. New equipment was added to the gym, providing residents with modern exercise options.

Bryan Brown, President and CEO of the Greenville Housing Fund, emphasized that the renovations are ongoing, with the goal of providing fresh and attractive apartments for those in need of accessible and affordable housing. The organization is committed to preserving and expanding affordable housing options in Greenville.

A ribbon-cutting ceremony was held on May 10 to celebrate the completion of the Century Plaza Apartments renovation. The event was attended by Greenville Mayor Knox White, Greenville City Councilmember Dorothy Dowe, and other local officials.

In his remarks, Mayor White highlighted the importance of preserving existing housing as a cost-effective way to address the affordable housing crisis. He commended the Greenville Housing Fund for their commitment to affordable housing and their partnership with Harmony Housing Affordable Development, Greystone Housing Impact Investors, and the South Carolina Department of Commerce.

Councilmember Dorothy Dowe pointed out that Century Plaza Apartments offer a prime location for the local workforce, with easy access to downtown Greenville and major employers in the area. She stressed the importance of high-quality workforce housing in enabling economic success and mobility for residents.

The Century Plaza Apartments are currently 85% occupied, providing much-needed affordable housing to individuals and families in Greenville. The Greenville Housing Fund and its partners are dedicated to ensuring that the complex remains a vibrant and sustainable community for years to come.
