New Condos Planned in Greenville’s West End, Near Falls Park Entrance
In a recent development, it is announced that by 2025 a series of new market-rate condos are planned for Greenville’s West End. Preliminary outlines of the project reveal the construction of between 28 to 32 condominium units at the cross section of Howe Street and University Street.
Condos Location
The prospective residents would find themselves in an advantageous location across the street from the staggering $ 1.1 billion County Square development and an entrance to the popular Falls Park. Moreover, the proposed buildings are just a block off Augusta Street situated on a traffic circle opposite the entrance to the esteemed Governor’s School for the Arts and Humanities.
Project Preview
The first glimpse of the project, currently known as ‘10 Howe’, became public at the city’s project preview meeting on August 27. The chosen location for the development includes two plots, 10 Howe Street and 14 University Street, which together compromises of an area of approximately 0.6 acres. Remembering back to 2023, 14 University Street LLC made a strong investment by spending $3.05 million on the purchase of both properties, as per the Greenville County Register of Deeds.
Current Structures
At present, structures exist on both property sites. In order to move forward, developers must seek to obtain a certificate of appropriateness to tear down one of the homes situated on 10 Howe Street. This can be sought from the city’s Design Review Board, with the application tentatively scheduled for this process in mid-October. Adding a layer of complexity, the property at 14 University Street holds historic value for the city, meaning the proposed demolition will require approval from the city’s Historic Review Board.
Project Developments
Michael Redmon, a co-founder of the Boardman Group and one of the project’s developers, mentioned that alongside the demolition approval, they are also hoping to secure endorsement for the project’s design plans from the Design Review Board in October. They have hired KEEL Concepts as the architect for the project.
In terms of timeframe, Redmon indicated that “We’ll start pre-selling sometime next year and then obviously as soon as we get a little handful of pre-sales, we’ll go vertical”. Based on this statement, we can expect to see these exciting new condos transform the skyline of Greenville’s West End by late 2025.
