GREENVILLE — Updated plans for the Mosaic, a new mixed-use development in Greenville’s bustling West End, are making their way to the city’s planning and design boards. After fruitful discussions at a recent project preview meeting, the development, located on 6.9 acres bordered by South Academy Street, North Calhoun Street, Perry Avenue, and Ware Street, is set to become a landmark in Greenville’s urban landscape.
Saint Capital LLC, a local development and investment firm, has been nurturing the Mosaic project since 2019. The firm’s vision for the site involves three five-story buildings, accommodating 231 residential units featuring a mix of studio, one- and two-bedroom apartments. The plans also feature approximately 19,000 square feet of commercial and grocery space and an expansive 8,500 square feet of indoor tenant amenities. An innovative addition to the development is the provision of two levels of underground parking.
Apart from the buildings, the proposed site will also house 60 townhomes, extending the project’s residential options. However, details regarding the design and layout of the townhomes are still in the planning phase.
One standout feature of the Mosaic project is its commitment to fostering affordable housing. Twenty-five percent of the development’s residential units will cater to those earning 40%, 60%, and 80% of the area’s median income. Furthermore, the developers also intend to accept housing vouchers. This dedication to supporting middle-income housing is part of their contribution to the city and its residents.
As a major subdivision project, the Mosaic is tentatively set to be reviewed by the city’s Planning Commission. The project also has to secure a certificate of appropriateness and is projected to be evaluated by the Design Review Board. While the project’s cost remains undetermined, there are ambitions for the project to launch in 2025, contingent on favorable feedback from the Commission and Review Board.
Beyond Mosaic, the June project preview meeting also explored developments including Greenville Gateway, Brixton Hall, Birnie Street Townhomes, and a townhome project on Rhett Street and Perry Avenue. Each of these projects is on track to make valuable contributions to Greenville’s urban landscape, enhancing the city’s reputation as a thriving nexus of economic development and community growth.
