Greenville residents have something to get excited about as plans for a new mixed-use hotel have just been unveiled! Nestled at the bustling corner of Pendleton, South Main, and Vardry streets, the hotel—yet to be named—will rise gracefully to four stories, promising to add character and vibrancy to the area.
The project is being brought to life by two well-known real estate developers from North Carolina: Beauxwright and Wintergreen Hospitality. Beauxwright has been busy behind the scenes, acquiring seven different parcels of land over several years, totaling approximately 1.85 acres at 515 Pendleton St. Wade Woodworth, the development manager at Beauxwright, expressed his enthusiasm for the project, saying, “The site offers a tremendous opportunity with the natural extension and growth of downtown Greenville.”
Design is a key focus for the new hotel. Jay Patel, the president of Wintergreen Hospitality, shared that the exterior design seeks to blend both global aesthetics and local influences, particularly honoring Greenville’s rich textile industry history. “I think it just comes down to really bringing something that’s aesthetically pleasing but also can add to the architectural landscape of the city,” Patel added. The proposed hotel will encompass approximately 79,500 square feet of space that’s designed to attract both tourists and locals.
On the hotel’s first floor, visitors will find three commercial tenant spaces. While specific vendors have yet to be finalized, Woodworth hinted that they’ve been engaging with local businesses, including various coffee concepts. “We’ve certainly been speaking to a number of local vendors,” he mentioned, adding that the team is open to more unique operators that could thrive in those spaces.
A hotel isn’t just about where you sleep; it’s also about the overall experience. Patel emphasized that they’re committed to working closely with the local community as they prepare the hospitality experience that the hotel will offer. This includes focusing on price points, accessibility, and the types of culinary delights that will be available. “We’re really being careful to pay respect to the local context,” Patel said, highlighting their dedication to thoughtful planning.
As for the hotel’s name, that’s still a work in progress. The developers are collaborating with branding experts to come up with something that truly represents what they hope to create. “We’re workshopping some things with our branding and creative strategy partners,” Patel explained, hinting that the final choice will reflect the essence of the local area.
Before the shovels hit the dirt, the design plans are set to be reviewed by Greenville’s Design Review Board on September 26. If everything goes according to plan, the developers hope to break ground in the first quarter of 2025. Construction is projected to take anywhere from 16 to 24 months, so stay tuned as we keep a lookout for updates!
