Infrastructure Work Continues for Greenville’s University Ridge Project
An Extension of Downtown Greenville
A massive billion-dollar development that has been six years in progress, the University Ridge project, is currently taking shape in downtown Greenville. The recent completion of the demolition of the former county square has paved the way for the development, but it may still take some time before buildings start to rise.
The primary purpose of this project is to enhance the current scenario around Main Street. “We are trying to complement what’s happening on Main Street. This is an extension of downtown,” stated the Development Manager with Roca Point Partners.
The University Ridge Project: What to Expect?
This billion-dollar project is expected to consist of offices, retail outlets, restaurants, and more. “We have Ginya [Izakaya], Flemings Steakhouse, Pottery Barn, William Sonoma, Whole Foods, and we’ve seen considerable momentum with our retail and tenant leasing.” Given that a significant portion of the spaces has already been leased, bustling activity is anticipated as the project progresses.
In addition to commercial and office spaces, the project will also provide a common area for entertainment and vendors. It also includes features aiming to connect the project seamlessly with the Haynie-Sirrine neighborhood. “Multi-use trails, sidewalks, and bike paths are being built to ensure excellent connectivity. We have been focusing on creating our streetscapes warm and inviting,” added the Development Manager.
Infrastructure Progress despite Rising Construction Costs
Rising construction costs have not deterred the progress of the project. For the past year, teams have been working tirelessly to place underground infrastructure, including sewer, stormwater utilities, and fiber. This is a significant task given the size of the project- a massive $30 million square foot area.
Nearly another year is required before they can start the construction of buildings, starting with a Lima One office building adjacent to the county square. “We’re looking to get one office building started shortly. That’s what you can expect in the next year,” said the Development Manager.
What’s Next?
Over the next few years, Roca Point will provide more renderings for the University Ridge Project. At this juncture, there isn’t a definitive completion date for the project.
