New Condominiums Planned in Greenville’s West End

Overview of The Project

Plans for new market-rate condominium units in Greenville’s West End have been unveiled, set for development in 2025. Initial plans include creating a complex of approximately 28 to 32 condominium units at the intersection of Howe Street and University Street, heartily placing residents in a prime location. The development will be across the street from the attractive $1.1 billion County Square development, and equally near to the entrance to the beautiful Falls Park. Conveniently, it will also be just one block off Augusta Street, opposite the entrance to the renowned Governor’s School for the Arts and Humanities.

Gaining Initial Insight

The general public had an opportunity to get an initial impression of the forthcoming development project, currently identified as “10 Howe”, during the city’s project preview meeting held on August 27. The project is slated to occupy two properties residing at 10 Howe Street and 14 University Street. These properties together boast approximately 0.6 acres of land. In 2023, these properties were bought by 14 University Street LLC for a whopping $3.05 million, marking the commencement of the project.

Building Hurdles and Approval Procedures

As it stands, there are already existing structures located on both properties poised for development. As a result, the developers will need to obtain a certificate of appropriateness to authorize the demolition of the house located at 10 Howe St. This approval is the responsibility of the city’s Design Review Board and is tentatively slated to be reviewed on October 17.

Apart from this, the property at 14 University St. is considered part of the city’s inventory of historic architecture. This means that the proposed demolition of the house on this location will require endorsement from the city’s Historic Review Board. This application review is also set to happen in October 2024.

Project Execution Plans

One of the project’s developers and co-founder of the Boardman Group, Michael Redmon, spoke about their hopes to procure permissions swiftly for the project’s design plans from the Design Review Board. Redmon spoke about their plans to start pre-sales sometime next year, depending on the approval of their design plans.

The architectural design and drafting of the new condominiums will be undertaken by KEEL Concepts. Redmon added, “As soon as we get a handful of pre-sales, we’ll go vertical.” It’s a significant nod to the buoyant real estate market of Greenville which eagerly awaits this new addition to the city’s skyline.
