Sponsor Our ArticlesPalmetto Alliance Property Group has announced an impressive new townhome project on Augusta Street in Greenville. This $17 million investment will introduce 41 modern townhomes designed for multigenerational families. Each unit will feature around 2,000 square feet of living space, ideal for young families or retirees. Pricing will range from mid $800,000s to $900,000. The project aims to create a vibrant community while facing some zoning hurdles before construction begins in early 2026.
Greenville is buzzing with exciting news as Palmetto Alliance Property Group LLC has unveiled plans for a fabulous new townhome project on Augusta Street in the charming Haynie-Sirrine neighborhood. This ambitious project, boasting an impressive total investment of $17 million, aims to create a cozy community featuring 41 modern townhomes.
The site for this project covers approximately 3.5 acres between the beloved Paramount Park Baptist Church and the now-closed Modal Hostel. Currently, this area is home to a funeral home, a former fabric store, and several residences that will be replaced to make way for the new townhomes.
Each of these new townhomes is designed with spaciousness in mind, with a standard unit size of about 2,000 square feet. Families will love the thoughtful configurations, which typically include three bedrooms and two and a half bathrooms. For those who want a little more, there’s even an option to add an extra bedroom and bathroom, making it a versatile option for a variety of buyers.
As for the cost, expect to pay between the mid $800,000s and about $900,000 for these stylish townhomes. This pricing places the development squarely in the higher-end urban market, targeting buyers ranging from young professionals to those looking to downsize.
What’s truly special about this project is its “multigenerational appeal”. It’s designed for everyone – the young family just starting out, retirees seeking a downsized lifestyle, and everyone in between. The efficient use of space promises to make these townhomes not only comfortable but also practical for modern living.
While the anticipation builds, the project does face a few hurdles before breaking ground. Currently, parts of the area are zoned for mixed-use (MX-2), but four parcels need a change from Planned Development (PD) to MX-2. The rezoning application is set to be reviewed by the city’s Planning Commission and Greenville City Council, but with such promising plans, hopes are high.
Mark your calendars! If everything goes smoothly, construction is expected to kick off in early 2026. The developer is committed to creating a community that resonates with buyers who prefer townhomes over traditional apartments or condos, offering a unique living experience with perks like remote parking and the option of elevators.
Greenville residents can look forward to a vibrant addition to the community that not only embraces modern living but also caters to diverse needs and preferences. With 41 luxury townhomes on the horizon, this new development is set to spark excitement and rejuvenate the Haynie-Sirrine neighborhood.
As the review process moves forward, stay tuned for more updates on this fantastic project that promises to enhance the beauty and livability of Greenville. Each step brings us closer to a community where future residents can truly thrive!
