Greenville Planning Commission Preview

The Greenville Planning Commission is gearing up for its next meeting on August 1, with a lineup of key projects on the agenda. Among these projects are the redevelopment requests for the “Baby” Bi-Lo site and the Mosaic Townes development.

‘Baby’ Bi-Lo Redevelopment

The much-anticipated “Baby” Bi-Lo redevelopment project is set to transform the former BI-LO location in Greenville’s North Main neighborhood at 505 N. Main St. The proposed mixed-use development will feature approximately 300 residential units and commercial spaces, with a minimum of 10% of the residential units allocated for affordable housing.

During a project preview meeting on June 25, plans were unveiled for two buildings – one standing four stories tall and the other five. The project seeks to modify the site’s zoning designation from MX-2 and MX-3 to MX-5 to accommodate the proposed building heights.

Mosaic Townes Development

Another significant project on the agenda is the Mosaic Townes development in the West End Special Emphasis neighborhood. Spanning 6.9 acres along South Academy Street, North Calhoun Street, Perry Avenue, and Ware Street, the project will feature over 200 residential units, commercial and grocery spaces, underground parking, and residential amenities.

Plans for the Mosaic Townes development include the establishment of street names for two corridors within the project. The proposed street intersecting Perry Avenue is set to be named Motley Way, while the other corridor is proposed as Mosaic Drive, connecting Motley Way and North Calhoun Street.

Affordable Housing

Both the “Baby” Bi-Lo redevelopment and the Mosaic Townes development are committed to providing affordable housing options. The former aims to designate 10% of its residential units for affordable housing, while the latter plans to make 25% of its units economically accessible to individuals earning 40%, 60%, and 80% of the area’s median income.
