The city of Greenville Planning Commission recently held a meeting on Aug. 1, where several important decisions were made regarding upcoming development projects in the area. One of the notable approvals was for the street names in the Mosaic Townes project.
The Mosaic Townes project is a mixed-use development set to be constructed along South Academy Street, North Calhoun Street, Perry Avenue, and Ware Street in the West End Special Emphasis neighborhood. The developers sought approval for two street names – “Motley Way” and “Mosaic Drive.”
During the meeting, a commissioner inquired about the meaning of the word “Motley.” The project’s architect clarified that it is a synonym for “mosaic,” tying it back to the overall theme of the development. After deliberation, the commission approved both street names with a vote of 3-2.
Another significant approval was for the annexation and rezoning of properties located at 821, 823, and 825 Green Ave., just off Anderson Road southwest of downtown Greenville. The properties, owned by William Gray of Gray Development and Construction LLC, were approved for rezoning from an R-7.5 Single-Family Residential District to RH-D, or House D District.
Jay Navarro’s application for the annexation and rezoning of property at 9 Traction St. near West Greenville was also unanimously approved. The property will be rezoned from an R-7.5 to RH-D to allow for future development in the area.
Rory Tyler of SP Reedy, LLC, successfully gained approval for the annexation and rezoning of property at 1135 S. Pleasantburg Drive. The property will be rezoned from an R-10 Single-Family Residential District to RH-B, aligning the entire property with the city’s zoning regulations.
Wesley Taubel’s request for the annexation and rezoning of property at 2000 Wade Hampton Blvd. was met with unanimous approval from the commission. The property will be rezoned from a C-2 Commercial District and O-D Office District to a CM Campus District to accommodate the establishment of a new Green Charter school in the area.
David Smith and Christina Moir’s application for the annexation and rezoning of property at 109 Stall St. off Rutherford Street was approved unanimously by the commission. The property will be rezoned from an R-6 to RN-A, ensuring uniform zoning across the entire property.
Lindsey Tully’s application for the annexation and rezoning of property at 15 Traction St. near West Greenville was also approved. The property will be rezoned from an R-7.5 to RH-D to facilitate future development plans.
Kevin Scully’s request for the annexation and rezoning of property along Roper Mountain Road and Independence Boulevard received unanimous approval. The property will be rezoned to a CV, Civic District, and RNX-B, Neighborhood Flex B District to accommodate the establishment of a new religious institution.
David Stone’s application for the annexation and rezoning of property along South Leach Street was unanimously approved by the commission. The property will be rezoned from R-M10 to RN-A, aligning it with the city’s zoning regulations.
Despite the numerous approvals, the commission also noted the withdrawal of the ‘Baby’ Bi-Lo rezoning request from the agenda. The planned mixed-use project at the former Bi-Lo location at 505 N. Main St. in Greenville required a rezoning from Mixed Use 2 and Mixed Use 3 District to a Mixed Use 5 District, but the application was withdrawn just before the meeting.
