The city’s Design and Review Board has given the green light to the much-anticipated Gateway Project, a stunning 29-story mixed-use development that promises to transform the downtown area. Located at 250 North Church Street, this new venture has been a long time coming, with the site being vacant for a staggering 28 years since the demolition of the former Greenville Memorial Auditorium.
Now that the lighting and landscaping plans have been approved, the Gateway project is about to enter the permitting phase, the last step before construction kicks off. If all goes according to plan, we could see construction begin sometime in 2025. This $130 million development, spearheaded by the Florida-based N.R. Investments, is set to breathe new life into an area with a troubled past, often referred to as the “Bermuda Triangle of downtown development.”
When completed, the Gateway Project will boast 342 apartments alongside 12,000 square feet designed for up to five commercial and retail businesses. Aiming to create a lively hub for residents and visitors alike, this development will also feature public plazas and a parking structure with a capacity exceeding 350 vehicles. It’s estimated that the project will generate over 100 jobs, providing a welcome boost to the local economy.
As part of the design, a mix of eight types of trees and seven styles of shrubs will be strategically planted around the Gateway’s perimeter to enhance the area’s natural beauty. This attention to detail in the lighting and landscape design aims to make the site not just functional, but also visually appealing.
Once constructed, the Gateway building could claim the title of the tallest building in South Carolina, eclipsing the 349-foot tall Columbia’s Capitol Center. The design features a unique twin-tower structure, with the North Tower being the taller of the two, while the broader South Tower appears to float over its base. This stunning architectural vision will offer an elegant façade that will surely turn heads.
