Among these is the much-anticipated Bailey Estates, which promises to transform a former strip mall site into a thriving multi-family community.

Bailey Estates: A New Community Hub

Located at 1146 Pendleton Street, the Bailey Estates project will feature 76 modern apartment units spread across a spacious 5.3 acres. Once home to the old Kash and Karry strip mall, this location is set to take on a new life with a two-story, U-shaped building that will face both Pendleton Street and Perry Avenue. Residents and their furry friends can look forward to an outdoor central courtyard and even a dog park!

Originally deferred in December 2024 due to concerns about design and massing, the project saw some refinements thanks to collaboration between the applicant, United House of Prayer for All People, and Urban Architectural Group. The Design Review Board was pleased to approve the project with specific conditions. Key points include a thorough review of building materials, redesigning the prominent gold roof “hat” structures, and enhancing the streetscape and public entrances. Keep in mind, any major design changes will require a full Board review, ensuring that community standards are upheld.

American Legion Lodge: A New Chapter

Another noteworthy decision by the Board includes the approval for the demolition of the historically significant American Legion Post 3 lodge at 430 N. Main St. Built in 1934 and recognized on Greenville’s Historic Inventory, this lodge will make way for a Class A mixed-use development. Although the decision marks the end of an era, the plans to salvage the stone walls for reuse in the new construction aim to preserve a piece of Greenville’s rich history.

Moreover, a rezone request for this property is currently under review by the Planning Commission, which could set the stage for a flourishing future in downtown Greenville.

Mosaic Development: A Multifaceted Vision

Moving on to the Mosaic development, the Board unanimously approved this exciting project by Saint Capital LLC, which will bring a multi-family building to the area off Motley Way. This ambitious undertaking will consist of 22 buildings sprawled across 8.86 acres, with five unique building designs already approved. As these constructions get underway, residents are eager to see how this project will enhance the local landscape.

Gateway Project: Reaching New Heights

One of the highlights of the meeting was the discussion around the impressive Gateway project. Planned to rise 29 stories at 250 North Church Street, this multi-use development is slated to break ground in 2025. The ambitious plans include 342 apartments, commercial spaces, public plazas, and a parking structure that can accommodate 350 vehicles. With NR Gateway Greenville, LLC at the helm and an impressive $130 million investment, the Gateway could soon become one of the tallest buildings in South Carolina, reshaping the skyline of Greenville.

However, as these projects move forward, the Board has been mindful of community concerns, particularly regarding traffic and the impact on neighborhood character. Striking a balance between development and maintaining the spirit of Greenville is a challenge that development teams and city officials are taking seriously.
