Residents of Greenville, South Carolina, are facing a new challenge as a proposed commercial development on Pelham Road is stirring up some heated discussions. The developers have expressed their intentions to transform a 4-acre piece of land located at the corner of Pelham Road and Hudson Road into a medical office and financial institution. One local, Kayce Sams, moved into Pelham Estates five years ago, and since then, she has taken a keen interest in how the area develops. “We are involved in the community and really like to see the neighborhood shaped in a way that supports a community atmosphere,” she stated. Recently, she and fellow residents became aware of the new development proposal and are not particularly pleased about it.

The land is currently zoned for residential use, but developers are looking to rezone it to a flexible review district. This shift is concerning to many residents who fear it could compromise the integrity and beauty of their neighborhoods.

Safety First

“Two main concerns are on our minds,” Sams continued. “First, we want smart growth. We believe the residential side of Pelham Road should stay residential to maintain its essence. Second, safety is extremely important to us.” Residents worry that the proposed entry point on Hudson Road could lead to dangerous left turns, which would add to their apprehensions about the development’s impact on local traffic.

Local Leadership Responds

Councilman Stan Tzouvelekas, who represents the area, acknowledges the importance of community input. He stated, “It’s important for them to voice their opinion and tell us what they really want.” Tzouvelekas pointed out that this isn’t the first time residents have rallied against unwanted development. Three years ago, a proposal for apartments and townhomes on an adjacent parcel faced significant opposition, resulting in a modification of the plans.

“Back then, we got it down to just the homes that are being built,” Tzouvelekas recalled. “Our concerns were similar; we want to see single-family homes, maintain our residential zoning on Pelham Road, and prioritize safety in terms of access and traffic flow.”

The upcoming public hearing scheduled for Monday evening will allow residents to voice their opinions about this new proposal as well as several others impacting the community.
