Exciting Developments in Greenville: A Peek into the Future!

Hey there, Greenville! If you haven’t heard, big things are happening in our lovely city, particularly in downtown’s West End. The Design Review Board held a meeting on November 21 to discuss some exciting plans that could change the face of our neighborhood. So grab your coffee, and let’s dive into the details!

Mosaic Development Getting the Green Light

First up, the much-anticipated Mosaic development by Saint Capital LLC. This project is set to transform a cozy 2.6 acres along Academy Street. Phase one is truly something to get excited about: it features three five-story mixed-use buildings that will wrap around a stunning central public plaza. Can you imagine enjoying a warm afternoon with friends in that space?

During this board meeting, the architectural details and materials for these buildings were approved. But don’t get too comfy yet; the final landscape plans and site furnishings will be reviewed later on. So, keep your eyes peeled for those updates!

Phase Two – More to Look Forward To!

Now, let’s talk about the second phase, aptly named Mosaic Townes. This will be a larger expansion, featuring a whopping 22 buildings across 6.86 acres. These three-story beauties will include a variety of residential units: think one-, two-, three-, and yes, even four-bedroom configurations! With a total of 94 residential units, it’s shaping up to be quite a community!

During the meeting, the board took a closer look at three building designs in this phase. Excitingly, they approved a 2,060-square-foot amenities building that’s going to come packed with a fitness area, a business zone, and an outdoor amenity space. Surrounding it will be lovely community open spaces and gardens on either side. How nice does that sound?

However, not everything sailed smoothly. Plans for five identical multi-family buildings along Perry Avenue and eight identical duplex townhomes on Ware Street were sent back for a redesign to add more variety to their façades. The board wants to ensure these buildings maintain a diverse and interesting aesthetic for our neighborhood.

Introducing the Ten Howe Development

Switching gears, let’s discuss another development on the docket—introducing Ten Howe. This 30-unit condo project will be situated right across from the $1.1 billion County Square development, which alone is a huge draw for potential residents!

Spanning an impressive 18,000 square feet, this building will occupy the two parcels at 14 University St. and 10 Howe St. The total price tag for these properties was $3.05 million, as reported by the Greenville County Register of Deeds. That’s a pretty penny!

The board approved the exterior designs for this four-story building but with some conditions attached. Developer Michael Redmon has some homework to do. He needs to dive deeper into the design detailing for the structure’s parking garage, landscaping, rooftop screening, accessible entryways, and more. Plenty of work ahead!

Historic Homes Hit the Chopping Block

In a bittersweet turn of events, the board also green-lit demolition applications for two existing homes where Ten Howe will be built. One of these homes is a lovely single-family abode from around 1920, currently listed on the Greenville Historic Inventory. City staff initially thought about relocating it, but alas, it seems the feasibility took a hit due to a storm drain lurking beneath.
