Hey there, Mauldin residents! Big news is brewing in your neighborhood, and it’s set to bring a wave of fun and convenience right to your doorstep! That’s right; construction is well underway in the heart of Mauldin’s city center. Say hello to Maverick Yards, the first step in creating a walkable urban village that we’ve all been waiting for!
What’s Happening at Maverick Yards?
So, what can you expect from this exciting development? For starters, the project will feature around 50 stylish new townhomes that are already starting to rise from the ground. You can likely start leasing these sweet new pads by early 2025! That’s just the residential side of things. The commercial area promises even more fun with plans for pickleball courts at a place called The Pickle Yard, alongside three or four food concepts that will tickle your taste buds, a stage for live performances, and yes, a beer garden where you can unwind with friends!

That’s not all! The construction for Maverick Yards is just a part of Mauldin’s big dream to reinvent itself. City Administrator Seth Duncan highlighted how this project is a significant move in establishing a vibrant urban center. It’s all part of a larger plan that aims to make Mauldin more than just a pass-through city. It’s time to bring in the hustle and bustle similar to Greenville and other nearby communities!
Master Plan in Action
As many of you might know, city leaders have been focused on making concrete plans to boost local growth. In March, the City Council took an important step by hiring the engineering firm Seamon Whiteside to develop a detailed master plan for the area. Their recent presentation hinted at exciting breakthroughs coming soon, with a complete plan expected early next year!
Beautifying the Neighborhood
In the meantime, let’s talk aesthetics! There’s already a $3.5 million streetscape project in full swing along Jenkins Street and Jenkins Court. They’re enhancing our community’s vibe by upgrading curbs, gutters, and installing charming brick walkways. You’ll soon have a beautiful and inviting downtown to enjoy!
Safety First!
Oh, and there’s more good news on the safety front! As part of the streetscaping, the railroad crossing at Murray Drive and Miller Road is being relocated. This change aims to increase safety and connectivity, making it easier and safer to walk or bike around the neighborhood!
Future Plans and Greenway Goals
Speaking of biking, have you heard about the Swamp Rabbit Trail? There’s a recently completed quarter-mile section near the future development that will soon connect all the dots! Although it’s not yet open to the public, the city has plans to extend this trail all the way to the interstate, eventually creating a seamless greenway linking Mauldin to Travelers Rest by 2030.
