In a spirited meeting of the Greenville Board of Zoning Appeals, plans for a new drive-thru coffee shop were sent packing. On November 14, city officials reviewed a request from Cape Asset Management, who pitched an idea to set up Canal Coffee Co. at 299 S. Pleasantburg Drive, just on the outskirts of the Nicholtown special emphasis neighborhood.
The proposed Canal Coffee Co. hails from North Carolina, bringing with it a hopeful aroma of fresh coffee and pleasant vibes. The vision was clear: a quaint drive-thru coffee stop for those on-the-go. However, the city’s project preview meeting back in September raised a few red flags. When local staff examined the proposal more closely, they discovered that the area just isn’t cut out for a drive-thru.
According to the city’s guidelines, the South Pleasantburg corridor is categorized as an “urban node mixed use”, which means that it strongly encourages walkable and bike-friendly forms of transportation. In this case, a drive-thru coffee shop simply didn’t fit the bill. City staff recommended that the board deny the special exception, suggesting that maybe a coffee shop without a drive-thru might be a better match for the neighborhood.
During the meeting, discussion was lively. Board members mulled over the implications of the drive-thru arrangement amidst their city’s evolving vision. In the end, the project was denied after a series of votes and motions that hinted at the board’s commitment to preserving the area’s community-centric identity.
This isn’t the first time drive-thru coffee options have struggled to take root in the area. Earlier, in May, the board also shot down a similar request for a drive-thru at 298 S. Pleasantburg Drive. The project, called Pleasant Roast Coffee, was also deemed inconsistent with the GVL 2040 Comprehensive Plan, which is all about promoting a sustainable, pedestrian-friendly environment.
So, what does this mean for coffee lovers in Greenville? While the drive-thru dream fizzled out this time, all is not lost! The door remains open for other innovative coffee concepts to spring up in the area. A coffee shop that embraces the local culture and encourages foot traffic might just be the hot new spot everyone is looking for.
