Downtown Greenville Could See a New 25-Story Tower

Greenville, SC – Downtown Greenville might have another tower added to its skyline soon with the redesign of the Gateway Development project into a 25-story tower named Gracie Plaza. The proposed project, situated in the site of the old Greenville Memorial Auditorium, aims to enhance the city’s urban landscape with a mix of residential and commercial units, a public plaza, and a proposed pedestrian bridge.

Redesigning the Gateway Development

The Gateway Development project, previously envisioned as two interconnected towers, has now been redesigned into a single 25-story tower. The project, now known as Gracie Plaza, no longer requires approval from the city council but will need to review the design board’s approval. The location of the tower is described by Greenville Mayor Knox White as the “Bermuda Triangle of downtown development,” surrounded by Beattie Place, East North Street, and Church Street.

Previous Proposals for the Site

Developers have presented various plans for the site over the years, including proposals for a federal courthouse, an entertainment district, a high-rise hotel, and multiple apartment complexes. The Gracie Plaza project aims to serve as an anchor for the Cultural Corridor, connecting notable landmarks such as the Hughes Main Library, museums, and the Greenville Theatre. It also seeks to improve pedestrian connectivity from I-385 to downtown and the Bon Secours Wellness Arena.

Details of the Gracie Plaza Project

The Gracie Plaza project, developed by Miami-based group NR Investments and designed by Johnston Design Group, will feature a 25-story tower with 12,000 square feet of retail and commercial space and 342 residential units. The project is set to return to the Greenville Design Review Board in April for approval of the revised plans, which previously included around 300 residential units.
