Currently, there are nine significant commercial real estate projects in-progress across the region, each contributing to the diversification and expansion of Upstate’s business ecosystem. Here are status updates on the development of these promising projects.

1. 300 E. McBee: Urban Transformation in Progress

Occupying the strategic locale of downtown Greenville, the 300 E. McBee Ave. is the subject of a significant redevelopment initiative by Hughes Commercial. The project navigates an extensive interior and exterior demolition, laying the foundation for a complete architectural revamp scheduled to end by the close of 2024.

2. The Avant: Embarking on $15M Mixed-use Development

Nestled at the heart of Greenville’s West End, The Avant development is a bold $15M project, featuring a six-story structure housing 12 residential units and 45,000 square feet of commercial space. After a considerable delay, the project is expected to break ground by year-end.

3. Greenville County Square: A Billion-Dollar Endeavor

The $1.1 billion Greenville County Square development is at an essential infrastructure phase, focusing on relocating power cables underground. The initiative follows the demolition of the Bell Tower Mall and is part of Greenville’s reimagined cityscape.

4. Canvas Academy: The Epicenter of Recreation

The Canvas Academy project is a promising 19-story multiuse innovatively designed to support residential lofts, retail space, and recreational areas. Despite the market-condition-induced backlog, the project is slated to debut in 2025.

5. Greer Mill: Reimagining Historic Structures

Located at the outskirts of Greer’s downtown, Greer Mill is transforming into an upscale apartment and retail facility. The 116-year-old mill is expected to finish renovations by early October, driving historic adaptive reuse in the region.

6. Mauldin Shopping Center: A New Retail Destination

Atlanta-based Venture South Investments are developing a new shopping center in Mauldin, anticipated to deliver a unique blend of high-end retail experience in mid-2025. The project adds to the growing pulse of retail and hospitality in the region.

7. Pinestone Project: Mixed-use At Its Best

The Pinestone Project is a mixed-use development integrating rental apartments, retail and office space located in Travelers Rest. Currently, the construction is underway with completion expected by year-end.

8. PKL Park GVL: Sports and More

The 3.7-acre PKL Park GVL aims to create a novel community space, integrating pickleball courts, food and beverage concepts, and event-friendly green space. The park is on track for completion in mid-September.

9. Holland Park Office Building: Business Meets Infrastructure

A new office building helms the Holland Park off Laurens Road. The project, expected to be ready by early 2025, will offer office space for Holland & Anderson Law Firm and Holland Salon Suites, further enriching the corporate infrastructure in the area.
