Greenville, a thriving city known for its vibrant culture and beautiful surroundings, is facing a persistent challenge: the need for affordable housing. As the local population grows, so does the demand for homes that fit within tight budgets, particularly for families earning less than 80% of the area’s median income. Fortunately, several organizations and developers are stepping up to the plate to provide solutions. Let’s take a closer look at the exciting developments in progress, with a snapshot of 16 affordable housing projects in and around Greenville.
Starting off strong, we have the Gateway at the Green project located at 39 Webb Road. This development is currently under construction and will feature 72 affordable apartment units designated for families with incomes between 20% and 60% of the area median income (AMI). In collaboration with the Greenville Housing Fund, Gateway Development, and Creative Builders, the project is expected to wrap up by the end of 2025, offering a much-needed housing option for local families.
Located on Lowndes Hill Road, the Riley at Overbrook is another remarkable project making strides with 88 affordable housing units. Also aimed at families earning between 20% and 60% of the AMI, this $27 million initiative is brought to life through a partnership between the Greenville Housing Fund, Schaumbur Development, and Douglas Development. Completion is anticipated by late 2024 or early 2025.
Down in downtown Greenville near Unity Park, the plans for the Southernside Senior housing project are quite promising. This development will consist of 147 rental units specifically for seniors earning between 20% and 80% of the AMI. With phases scheduled, 93 units will be available in the first phase followed by 54 in the second. The Greenville Housing Fund is working closely with Harmony Housing Affordable Development to push this initiative forward, pending the approval for a significant tax credit to facilitate the project.
Exciting things are on the horizon at Laurens and Ackley roads, where The Alliance, a mixed-use development, is set to feature 100 affordable units for families within the 20% to 80% AMI range. This $29.5 million project is awaiting tax credit approval and is expected to begin financing in 2025.
On Bell Road near Woodruff Road, the Southpointe Senior project is well on its way, featuring 90 units dedicated to seniors. With zoning completed and a $23 million budget, this initiative was awarded the crucial tax credit back in 2021, with construction expected to take around 18 months once it officially kicks off.
Heading over to Greer, the first phase of Fairview Townhomes is complete! With 14 units targeting families earning up to 80% of the AMI now on the market, Phase 2 promises 19 more homes, though construction won’t commence until previous units are sold.
Across Gridley and Morris streets, a new 14-unit affordable housing project is being planned in the Sans Souci neighborhood. With a goal to support families earning between 80% and 100% of the AMI, the Greenville County Redevelopment Authority is gearing up to put out bids for construction soon.
Affordable Upstate has two major restoration projects underway in Greenville, involving the renovation of 38 existing affordable housing units. The rapid redevelopments aim to house families earning between 50% and 70% of the AMI and will be completed within six months.
Last but certainly not least, Habitat for Humanity is making further strides with nine single-family homes on Sturtevant Street and four more in Greer. Both projects are tailored for families within 30% to 80% of the AMI, aiming to offer a pathway to home ownership.
The ongoing developments show a concerted effort to combat the housing challenges many residents face. With the area’s median income standing at $89,000 in 2023, these new projects strive to ensure that everyone has a place to call home. Not only is affordable housing a pressing need, but it also plays a pivotal role in sustaining the community’s growth and wellbeing.
With several projects in the pipeline for completion over the next few years, it’s clear that Greenville is determined to provide new opportunities for families and individuals looking for affordable living arrangements.
