New Condos Set to Enrich Greenville’s West End, Near Falls Park Entrance

In a major development for Greenville’s West End, new market-rate condos are scheduled to be built in 2025. With initial plans encompassing the development of 28 to 32 condo units, these residents will be situated at the intersection of Howe Street and University Street.

Prime Location and Accessibility

The location promises top-tier accessibility and proximity to notable structures. Future residents of the condos will be in close quarters with the calm and beauty of Falls Park. Additionally, the project is planned near the $1.1 billion County Square development and directly opposite the entrance to the Governor’s School for the Arts and Humanities.

A Sneak Peek into the Project

The project, tentatively known as “10 Howe”, gave the public a glimpse at the city’s project preview meeting held on Aug. 27, 2024. The condos are projected to be built on two properties located at 10 Howe St. and 14 University St., accumulating to approximately 0.6 acres of land.

According to the Greenville County Register of Deeds, 14 University Street LLC paid a handsome amount of $3.05 million to procure both properties back in 2023. Currently, there are existing structures on both properties.

Approval Required for Demolition and Design

The developers of the project are required to obtain a certificate of appropriateness to dismantle the house at 10 Howe St. from the city’s Design Review Board. This application is tentatively planned to be presented to the board on Oct. 17, 2024.

Moreover, the property at 14 University St. is a part of the city’s inventory of historic architecture. Hence, the developer’s proposition to destroy the existing house necessitates approval from the city’s Historic Review Board, which they hope to get in October.

The Visionaries Behind the Project

Michael Redmon, one of the project developers and co-founder of the Boardman Group, is counting the days to also get the thumbs up for the design plans of the condo

“We’ll start pre-selling sometime next year and then, as soon as we get a handful of pre-sales, we’ll go vertical,” Redmon announced enthusiastically.

The architectural mastermind of the project is KEEL Concepts. With approval pending, the people of Greenville are holding their breaths for the final reveal of the magnificent addition to their cityscape. Greenville’s West End is poised to undergo a significant transformation in the coming years, piquing the interest of potential residents and admirers of the project alike.
