9 Upstate Commercial Real Estate Projects in Development

Nine commercial real estate projects across the Upstate are currently in various stages of development. Here are status updates on where each project stands.

Greenville:

300 E. McBee Ave., Greenville

Hughes Commercial’s redevelopment of 300 E. McBee Ave. in downtown Greenville is underway. Harrison Hughes, executive vice president of Hughes Commercial, said extensive demolition is being completed inside the building and on the south exterior. Interior renovations are focused on modernizing office spaces, adding first-floor restaurant and retail with outdoor patio seating, and improving the building’s interior aesthetics. The project includes installing new glass windows, widening sidewalks, and adding new lighting, landscaping, and planters. Construction is expected to be completed by the end of the year.

The Avant

The Avant, a $15 million mixed-use development in Greenville’s West End, is set to begin construction later this year. The project features a six-story building containing residential units and commercial space. Parking will be available in the building’s basement. Utility work has already started, and the project is anticipated to be completed by the summer of 2026.

Greenville County:

Greenville County Square

Developers continue infrastructure work on the $1.1 billion Greenville County Square development. Fiber and power cables are being moved underground on the 37-acre property. The project follows the demolition of Bell Tower Mall, which housed the county’s government offices. Greenville County offices moved into the new administrative building in 2023.

Canvas Academy

The Canvas Academy project, a 19-story multiuse development in Greenville, is expected to break ground in 2025. The construction schedule is set for 24 months, with residential lofts, retail space, and recreational areas planned.

Greer:

Greer Mill

Greer Mill will soon be transformed into an apartment and retail building. The historic mill restoration project, led by Lawrence Black and Ashleigh Black, will create 141 rental units, event space, and commercial space. Construction is underway, with residential units expected to be ready for occupancy in early October.

Mauldin Shopping Center

A new shopping center in Mauldin is under construction, with Publix supermarket as the anchor tenant. The center will include commercial space for restaurants and a high-end liquor store. The project also features additional commercial space for lease with a completion timeline after Publix’s opening in mid-2025.

Travelers Rest:

Pinestone Project

Located at 150 South End Circle, the Pinestone Project is a partially completed mixed-use development. The project includes rental apartments, retail and office space, and medical facilities. TRG Communities is completing the remaining units and office spaces with an expected completion by the end of the year.

Greenville:

PKL Park GVL

The 3.7-acre pickleball complex in Greenville is approximately 50% done with construction and on track for completion in mid-September. The park includes pickleball courts, food and beverage concepts, green space, a parking lot, and a stage with a 20-foot television for sports events.

Holland Park Office Building

An office building is under construction at Holland Park off Laurens Road. The 7,000-square-foot building will house Holland & Anderson Law Firm and Holland Salon Suites. Construction is expected to be completed at the beginning of 2025.
