Greenville Designs New Housing Developments
In an exciting turn of events, Greenville’s Design Review Board gathered on December 19 for a meeting that brought a mix of new developments and decisions about ongoing projects in the city. So, let’s dive into what’s on the horizon for our beloved city!
Bailey Estates Project Under Speculation
One of the main topics of conversation at the meeting was the proposed Bailey Estates project, aiming to bring 76 new multi-family units to the bustling Pendleton Street. But hold your horses because the review board has decided to defer discussions on the design plans until February 2025. Why the delay, you ask? Well, it seems there are still some lingering questions concerning the project’s exterior designs and overall massing. Board members expressed a need for more clarity before they can officially give their stamp of approval.
The site for this anticipated development is situated at 1146 Pendleton St., covering a total area of 3.3 acres. The property, owned by the United House of Prayer for All, recently had a facelift, as the former Kash and Karry strip mall was demolished just this year. Proposed plans highlight a two-story, U-shaped building that will make its presence felt on both Pendleton Street and Perry Avenue. Picture this: an inviting outdoor central courtyard and 81 handy surface parking spots for residents. Sounds cozy, doesn’t it?
Mosaic Development’s Second Phase Approved
On a brighter note, the review board gave the green light on two different applications for the second phase of the popular Mosaic development managed by Saint Capital LLC. This phase, dubbed Mosaic Townes, includes 22 buildings sprawling over 6.86 acres off Academy Street. The board is excited about the designs for a massive 19,170-square-foot residential structure known as “Building 4,” which will stand proudly at the corner of Mosaic Drive and Motley Way.
Moreover, two residential buildings, referred to as “Building 7,” won the board’s approval as well. Each of these 6,030-square-foot structures will house two charming two-story townhomes paired with two apartments on the third floor. Sounds like a delightful addition to our neighborhood!
Greenville Gateway Takes a Step Forward
Shifting gears, the review board also gave the thumbs-up for all the outdoor lighting and landscape designs for the much-anticipated mixed-use project at 250 N. Church St., commonly known as Greenville Gateway. This project has been in the pipeline for a while now, having previously undergone evaluations for architectural details last September and a site plan review in May.
Budding developer Daniel Suarez de Puga from NR Investments shared some exciting news as he confirmed that the team is set to embark on the permitting process come January 2025. With each step forward, the vision for Greenville Gateway is becoming ever more tangible!
