Construction Prep Begins on $18M Downtown Greenville Luxury Condo Development

Construction is set to begin this year on an $18 million luxury condo development in downtown Greenville. The four-story building, known as The Avant, will be located at 702 S. Main St. and is expected to be completed by the summer of 2026.

The Avant will feature units on the fourth floor that have two additional levels, providing residents with a unique and spacious living experience. The interior of the condos will be designed with high-quality finishes and modern amenities.

The developer, STM Acquisition and Development, is committed to using local talent in the design and construction of the project. They aim to showcase Greenville’s progress and pay tribute to its rich heritage.

Parks/Player Architecture + Planners of Greenville have completed the core design for The Avant, ensuring it blends seamlessly with the existing downtown Greenville skyline. Triangle and Rache Construction, local contractors with extensive experience in luxury residential projects, will handle the construction.

One of the standout features of The Avant will be an 84-foot water feature on the River Street side of the property. BluWorld, a renowned water feature design and installation company, has been contracted to create this striking centerpiece.

The developer faced initial delays due to rising construction costs. However, they were able to overcome these challenges by implementing value engineering. This process allowed the team to optimize the structural components of the project, ensuring both budget and schedule requirements were met.

Sustainability and efficient use of space were key priorities during the development of The Avant. The building will feature an automated parking system in the basement, providing 29 parking spaces. This innovative solution not only reduces construction costs but also helps combat urban sprawl by maximizing space utilization. Harding Autopark Systems, a leading provider of stackable parking solutions, has been contracted for this aspect of the project.

“The Avent will provide lifestyle-centric residences in Greenville,” said Karen Turpin, residential broker for the development. “The thoughtfully designed floor plans include both two-bedroom and three-bedroom units, some of the largest condominiums on Greenville’s Main Street.”

The Avant’s location is one of its key selling points. Situated in the heart of downtown, residents will have easy access to numerous restaurants, theaters, boutique shops, and the Greenville Drive stadium. The vibrant atmosphere of the area adds to the appeal of living in this luxury development.

Fuller Group of Greenville is responsible for the structural engineering of The Avant, ensuring the building meets all safety and durability requirements. CES of Greenville will handle the mechanical engineering, while BlueWater Civil Design of Greenville will be in charge of the civil engineering aspects of the project.

With construction preparation underway, the downtown Greenville luxury condo development is on track to become a sought-after residential destination in the city. The Avant will offer residents a unique living experience that combines luxury, convenience, and a vibrant urban lifestyle.
